The Property is located within 60 miles of both New York City and Philadelphia and near local demand generators such as the Airport, Medical Center, and Interstate. Built in 2003, the Property is considered a Class A asset requiring little or no improvements. The Property’s market has exhibited positive trends over the last several years, with average Class A rents increasing 3.6% annually. The borrower, who is a local owner/operator, identified the property as an acquisition because of the high quality and desirable location in a strong medical office market.
